:

Existing “Muamalat Prioritas” customers who have been customers for at least 12 months

Terms and Condition

 

:

· Applies to existing Liabilities customers with CIF “Muamalat Prioritas” flagging

·Customers who have AUM (Asset Under Management) of at least IDR 1 billion every month in the last 6 (six) months.

·Financing purposes: Property Purchase (primary/secondary), Take Over, Take Over + Top Up, Top up and refinancing

· The maximum limit calculation is based on the lowest value of :

  1. 2.5x average AUM; or
  2. Limit calculation based on Final FTV; or
  3. Maximum financing limit up to IDR 5 billion (for property purchases, take over/Take Over Top Up and Top Up
  4. Maximum financing limit up to IDR 3 billion (for property-backed consumer financing)

· Residential house collateral

· The certificate has been divided into units and is in the name of the customer or spouse.

· IMB guarantee is available

What is the program period?

The program is valid until 31 May 2027, with financing disbursement allowed until 30 June 2027.

What is KPR Hijrah Prioritas?

KPR Hijrah Prioritas is a special home financing program designed for Muamalat Priority Customers to purchase property, transfer existing mortgages from other banks, obtain top-up financing, or refinance existing facilities with a simplified process and competitive financing limits.

What financing purposes are eligible under this program?

This program can be used to:

  • Primary / secondary
  • Take Over,  Take Over + Top Up, Top Up
  • Refinancing

For a top-up, the existing financing must have been active for at least six months, and the maximum exposure per customer is the eligible limit minus the existing outstanding balance under the MP Program.

What is the maximum financing limit?

  • Up to IDR 3 billion for Refinancing Facilities
  • Up to IDR 5 billion for Property Purchase, Take Over, Take Over + Top Up and Top Up Financing

Who is eligible for this program?

This program is available for Muamalat Priority Customers with a minimum Asset Under Management (AUM) of IDR 1 billion maintained over the last 6 months.

What is the maximum age at financing maturity?

  • Employees (Fixed Income): Maximum 55 years old or retirement age.
  • Self-Employed/Professionals: Maximum 65 years old.

What is the minimum income requirement?

The minimum required Take Home Pay (THP) is IDR 10 million per month.

What is the maximum financing-to-value (FTV)?

Financing is available up to 85% of the property's value for property purchases and mortgage take overs.

Is a salary slip mandatory?

Not necessarily. Eligible customers may apply without submitting certain income documents, subject to program requirements.

What if the Building Permit (IMB/PBG) is still being processed?

Financing may still be processed subject to a fund hold mechanism in accordance with Bank policy until the IMB/PBG has been officially issued.
