What is KPR  Special Take Over?

Program for the acquisition of existing financing from 8 (eight) selected banks to Muamalat Bank.

2.

What the documents are required for application?

  • Fixed Income (FI): provide a Certificate of Employment OR the last month's pay slip from the most recent company if the company where the customer currently works is different from the company name on the SLIK results.
  • Non-Fixed Income (NFI): provide proof of the customer's business ownership, namely: SIUP / TDP / NIB / Business Deed if the customer's current business is different from the business name on the SLIK results.

What is the financing limit that can be provided in this program?

In accordance with the financing limit applicable to BMI mortgage products starting from IDR 100 million to IDR 5 billion.

Does this programme have a quota? If so, what happen if the customer wants to apply but the quota runs out?

No, this program is only for Take Over and Take Over + top up purposes

5.

What types of financing can be taken over ?

The financing that can be taken over is only KPR facilities.

Can a couple take over the mortgage facility?

Yes, it can be processed using this program.

What are the relaxations in the Special Mortgage Takeover Program?

Relaxations:

  • No need to attach income documents
  • No cash ratio (CR) calculation
  • No collateral appraisal

Does this program apply if the originating bank is other than the 8 selected banks?

Yes, it is possible , if your KPR facility is not from 8 selected bank, you can still apply to this program by having KPR facility's collateral located in a National/Premium Developer housing complex listed below: Jaya Properti, Metland, Ciputra, Sinarmas Land, Summarecon, Perumnas, Agung Podomoro, Agung Sedayu, Pakuwon, Alam Sutera dan Paramount (FI).

Can a top up be done for this program?

Yes, with the following conditions:

  • Financing plafond: Maximum amount of financing equal to the initial ceiling (total takeover + top-up) at the originating bank.
  • Installment Amount: Maximum amount of financing equal to the current installment at the originating bank.

Can the STO Program be bundled with the Baitullah Hijrah KPR ?

Yes, you can. The STO program can be combined with the Baitullah Hijrah mortgage program if it meets the criteria for the Baitullah Hijrah mortgage program.

What is the minimum number of months of installments at the original bank to be able to take over to BMI?

The financing period at the originating bank must be at least 24 months.

How to do a collateral appraisal on this program?

No appraisal is performed; the collateral value is based on the customer's SLIK results/assessment results/collateral value on the copy of the contract document at the originating bank. (Copy of collateral documents: certificate, IMB & latest PBB are still attached)
